French Polynesia is thought of as a real floral paradise, because of the huge number of species due to the diversity of the climate and physical conditions of islands and atolls. What you will find in the lagoons at night are tiger-sharks, but Gray sharks are very common and Manta rays and giant turtles are not uncommon at all. The richest area is the passes where the tide rushes in and out, and the number of fish who spend all their lives living in the lagoons make snorkelling here very attractive.

All in all the huge variety of flora and fauna are what makes French Polynesia the simply beautiful place it is.

Plan Before You Stand!

When you make your reservation, communicate your needs to the airlines. Make plans ahead of time for items such as: oxygen supply for origin, transfer hubs and destination, a porter to help with luggage, and/or a wheelchair to help you move through the airport with ease and with less stress.

All passengers with disabilities should arrive at the airport a minimum of 2 hours early. You should always ask the airlines for a gate pass at the time of check in. Gate (escort) passes are for relatives, companions, or assistants who are not flying but accompanying the passenger to the gate. A gate pass is subject to the airlines discretion. Place identification tags on all checked baggage, carry-ons, equipment, and mobility aids and devices. Remember that your medical equipment, mobility aids and devices are exempt from the 2 carry-on or checked baggage rule.

Passengers should always consult their doctor for the best method of screening. Passengers with a pace-maker, defibrillator or insulin pump should choose the full-body pat-down. Any metal detector could drain the battery in your medical device. If your doctor tells you that your medical equipment cannot go through the x-ray machine or needs special handling, inform the screener and ask for a visual inspection.

There are alternative ways for a passenger to be screened if they do not want to or cannot walk through the walk-through metal detector. When a passenger with a disability approaches a screener, the screener should always be discreet if the person’s disability is discussed and not visible. They should also ask the passenger if they need assistance. The screener should offer all screening methods. They will ask the passenger if he or she prefers to walk through the metal detector, receive a hand-wanding or a full body pat-down. It;s the passenger’s choice. You do not need to disclose your medical condition if you choose to take an alternative screening method. If the passenger walks through the metal detector and it alarms, then the screener will conduct secondary screening using a hand-held metal detector or pat-down.

Ask the screener to change their gloves before undergoing a full-body pat-down or hand-wanding. This will eliminate other people’s germs from spreading. You may ask to sit before, during, and after the screening process if you need to. If you cannot remove your shoes because of your disability, then don’t. Other screening procedures will be performed to clear your shoes through security. Inform the screener of all sensitive areas on your body before undergoing hand-wanding or a pat-down.

At no time during the screening process should a passenger be asked to take off a prosthetic device for screening, nor should a passenger volunteer. Expect an alternative screening procedure, which will include an explosive trace detection test. This will test your prosthetic for explosives and is required by federal law in order for you to proceed to the gate area.

Sometimes screeners need to be able to visually clear a medical device worn on the outside of the body. If this is the case, a private screening should be offered as a requirement by the screener. If this doesn’t happen, the passenger should then request it if they want it. There should always be 2 screeners of the same gender as you (one being a lead or supervisor), you and your family member or companion. Ask for a supervisor or manager if there are only 2 of you going into private screening. You should never be separated from your family member, assistant, or companion when going through the screening process, unless dictated by you. Once your family member has been screened they can offer assistance or directions on the best method for screening if you are not able to communicate it to the screener.

Mistake # 1. Spending thousands of dollars buying books, tapes and attending seminars and then putting all of that information on a bookshelf and never looking at (or using) it.

Comment: I’m continually amazed at the number of “would be” investors who have spent a bundle of money attending seminars, getting an education and then never using it to start

their investment program. Not only is it a waste of thousand of dollars but it could be the

biggest financial mistake you can make.

Mistake # 2. Failure to learn the basics of real estate investing.

Comment: The other extreme to Number 1 above, are potential investors who realize real estate is the best way to accumulate wealth and venture into the purchase of properties without knowing the basics of real estate investing. Those investors are almost certain to get into financial trouble.

Mistake # 3. Fear of making a huge financial mistake

Comment: We all fear making mistakes, especially a large financial one. If you follow the advice in Number 2 above, you won’t have to worry about making a financial mistake.

Mistake # 4. Not looking at enough properties

Comment: Don’t fall in love with the first property you look at. Too many investors buy properties because they “look nice” or they are just to lazy to see what else is currently on the market that may be better. Mistake # 5. “A better deal may be just around the corner” syndrome

Here’s a brief idea of the nine simple steps they use in analyzing any type or size investment property.

A Basic Financial Property Analysis

1. Scheduled Gross Income (Income if 100% leased) = $ 26,000

2. Less: Allowance for vacancies (5% of Gross Income) -1,300

3. Operating Income before expense & Mtg. Pmts. $ 24,700

4. Less Operating Expenses (Taxes, insurance, utilities,

repairs and maintenance etc.) 40% - 9,846

5. Equals: Operating Income (Income before Mtg. Pmts.) $ 14,854

6. Minus: Mortgage Payments: -12,863

7. Equals Cash Flow 1,991 = 6%

8. Plus: Mortgage Principle Payment +1,697

9. Total Return: $ 3,688 = 10%

There’s a lot more to it than that, but you just read the basic nine step procedure most professional investors use when analyzing any income producing investment property.

Mistake # 7. Falling in love with a property

Comment: Once you get your feet wet and become a real estate investor, you’ll wonder why you waited so long to begin. Now you’ll face another problem. Many investors fall in love with their property. They have seen how well it is doing, cash flow has been going up each year, and they have fallen in love with their tenants (not literally). Two big mistakes are made here.

First, never fool yourself into thinking your property is doing too well to sell or trade up because your cash flow is considerably higher than when you purchased the property.

The second part of mistake number 7 is getting so friendly with your tenants that you fail to maintain rental standards based on what the market will bear. This greatly hinders your growth potential. .

Mistake # 8. Failure to plan your financial goals

Comment: Before you purchase that first property, which, of course, you financially analyzed, determine what you expect from your investments…your financial goals.

It’s known as “The ‘time vs. money’” concept. The more you have of one the less you need of the other in order to reach your financial goals.

Mistake # 9. Trying to purchase properties that the seller is not motivated to sell

Comment: I’ve seen potential buyers continually try to purchase investment properties that

are not really on the market. This includes property owners with the attitude that “Sure, it’s for sale… for a price”. Unfortunately the ‘for a price’ part usually means it will make no financial sense for a buyer.

Mistake # 10. Believing you can get rich quick overnight with no money invested of your own.

Comment:. Getting rich overnight will not happen . . . (regardless of what some of the so

called “experts” tell you). It takes some time, effort and knowledge of real estate investing to do

it with minimum financial risk.

The important thing to remember is that YOU can do it, too. You can join the millions of investors who create sizable incomes by investing in real estate.

Mistake # 11. No money down investing usually isn’t.

Comment: Somewhere, somehow there will be some money required to put a transaction together and make it profitable.

It may be closing costs, repairs or upgrading, whatever. But somewhere, some money will be needed. There are ways around this problem without getting into a high risk situation. You may be able to finance every dollar you need, but it can come back to haunt you in the form

of mortgage payments you cannot afford to make. Again, learn what you are doing first.

Mistake # 12. Not financially analyzing a potential investment property.

Comment: This is the most serious mistake an investor, or potential investor, can make. I’ve seen a few pros in the business rely on a “worthless and inaccurate” rule of thumb to make a huge financial decision to purchase, with total disregard for how well the property will perform.

Oh, yes, there is one more major mistake many investor make:

Mistake # 13. Thinking it’s important to pay off your mortgage as soon as you can

because mortgages are a ‘necessary evil’.

Comment: First of all as a real estate investor, mortgages are good and not a necessary evil. You must learn why this is true. You must learn how, in the right situation, a second or third mortgage can be a good thing.

Second: mortgages are one of the keys to creating wealth in real estate. You must learn how to use financing as one of the keys to creating your own financial estate, without concern for it being “risky”.

Creating a budget sounds about as much fun as pulling teeth, but in the long run, having (and sticking with a budget) will help you achieve your financial goals. Think about the things you’d like to have in the future. Maybe you’d like to settle down and own your own home, or continue renting and purchase a really nice car. Now think about the current state of your finances. If you feel like you’re constantly stretching to pay each bill and stay on top, you need a budget to help you get control of your money.

Talking to a financial planner is a great way to get your budget together, but these meetings can be costly. If you can’t afford it, don’t worry - putting together your own financial plan isn’t that difficult. The first step is to gather information on all your financial commitments. Make a list all the things you must have to live (food, shelter, etc) and the debts that carry a penalty for missing a payment. This may include some or all of the following (or others):

* Rent or mortgage
* Utility bills
* Car payments
* Groceries
* Cell phone bill
* Credit card payments
* Student loan payments
* Child Support
* Auto insurance

Sit down with a calendar and a calculator in front of you. Mark on calendar the approximate date when you have to pay each specific debt. Total up the cost of each debt (look at your past bills to find an average if necessary) to get an idea of what your commitments are each month. Compare this with your monthly take-home pay. Obviously you’re in better shape if your financial commitments are smaller than your salary. If not, take a hard look at the lifestyle you’re living. Are you living in a house you can’t afford or driving too nice of a car? Eventually, living beyond your means will catch up with you.

Think back to your goals for the future. Use tools on the internet to estimate what the payments will be like on your dream house or car, or how much you’ll need to set aside to pay off your debt or retire early. Go back to the total of your monthly debts and see how realistic your goals are. Will you need to lower your expenditures or dramatically increase your income to meet your goals? Start to look the expenditures you make outside of your commitments. How often do you go to the movies or eat out at nice restaurants? Do you drive short distances that you could easily walk or bike? It might be helpful to keep a spending diary for a week or longer. Use it to record everything you spend money on and you might be surprised with the results.

Your spending diary will help you get an idea of where you can cut back in order to save more for your goals. But don’t be too stringent - telling yourself that you won’t spend any money outside of your major commitments works as well as saying you won’t eat any more chocolate cake! Be realistic, but try to find a happy medium that works for you. Sticking to a budget takes discipline - don’t be surprised if you occasionally break your own rules. Keep your goals in mind each time you whip out the credit card and soon you’ll be on your way to financial freedom.
