The Right Price for Your Home

Your Realtor wants to sell your home as soon as possible, for the best price. He or she will use a Comparative Market Analysis to help you determine a fair price for your home. A comparative market analysis is based on information from similar properties in the area. The analysis uses information on properties that are currently for sale, properties that have already sold, and expired properties (ones which did not sell). The current sale price of similar homes will indicate what the competition is asking. Properties that have recently sold will indicate what buyers are willing to pay, just as properties which have expired may indicate what buyers are not willing to pay.

By carefully considering these three aspects your Realtor is able to determine a “fair market value”–the price which a buyer is willing to pay and the seller is willing to receive for the property.

In the real estate world, a large group of people are looking to buy homes at any given time. These are the seller’s best prospects. This ready group of buyers is wasted, however, if your house is overpriced.

While shopping for a home, buyers will visit many similar homes in their price range and measure the features of each one against the price. They decide which house offers them the maximum value for the price. Buyers do not expect a home to be a “steal” or dramatically under-priced, but they do expect it to be a fair value. If your home is overpriced and they have been shopping around and comparing properties, they will probably refuse to look at your home. You and your Realtor may know that you would sell for $10,000 less, but the buyers do not know this. As a result, your overpriced property may receive little attention.

Don’t be fooled into thinking your house is worth more than someone is willing to pay for it, or that it’s just a matter of waiting for the “right” buyer to show up. Surveys show that the longer a house is on the market before being sold, the greater the drop in price from the listing price when it does sell. The buying public eventually sets an accurate price. An overpriced house just sits on the market, waiting for a price adjustment before it will attract a buyer.

Consequently, your Realtor may advise you to reduce the asking price if buyers fail to surface after a certain period of time on the market. If you are serious about selling your home, you should take your Realtor’s advice. If the first price reduction doesn’t generate a buyer, another reduction may be necessary. The monetary value of a house is only what someone is willing to pay for it, but if the market analysis is done correctly, you will get the maximum amount–and a timely sale.

Real Estate Markets and Their Price Spreads

The price difference between various real estate markets is what many people try to profit from. I call this the spread. For example, Manhattan residential real estate prices are roughly $1000 a square foot. Downtown Jersey City and other equivalent outlying urban areas of Manhattan, such as Brooklyn Heights and Park Slope, might be $600 a square foot. That makes the spread between those markets about $400 ($1000 less $600) a square foot.

Bond traders or people that trade stocks look for or observe price spreads. Bond traders refer to the spread in basis point and in yield to maturity. So if a corporate bond yields 8% and an equivalent term US treasury bond yields 6%, then they would say that corporate bonds trade at a spread of 200 basis points or 2% (8% - 6%) to US treasuries.

In real estate people reach out to more far reaching real estate markets in the hope that those markets may mature or improve and that the price may rise closing the spread between that market and another.

Example: Brooklyn Heights versus Downtown Jersey City.

In Brooklyn Heights versus Downtown Jersey City, I observed there to be a significant price spread. The selling price per square foot for housing in some comparable neighborhoods of Brooklyn Heights can be significantly higher than in Downtown Jersey City.

Recently I previewed several properties in Brooklyn Heights selling for about $750 a square. Since Downtown Jersey City is at about $550 per square foot, then this would imply a spread per square foot of $200 ($750 - $550) between Downtown Jersey City and Brooklyn Heights.

I am looking for those spreads to narrow. A lot of development is transpiring in Downtown Jersey City. This will probably keep prices down in the near term (next couple of years) as a lot of inventory comes on the market and requires market absorption. However beyond the next couple of years as Downtown Jersey City improves, I believe those spreads will narrow.

As larger developers further their projects and advertise their projects on an international level, more attention should be brought to bear on Downtown Jersey City. I speculate that Donald Trump has every intention of marketing his Trump Jersey City beyond the local markets. Plus let’s not forget about the new $130 million dollar international golf course over at Liberty State Park. This is all free advertising on the coat tails of these projects and I further speculate that these projects will bring international attention to Downtown Jersey City.

So expect to see some price spread movements between the above mentioned markets over the next ten years. Although there is no guarantee that the spreads will narrow, I speculate (based on the above circumstances) that the probabilities point to the spreads narrowing rather than widening.

New York has just been ranked as the safest of America’s ten biggest cities in 2005, where, according to the FBI, about one crime was reported for every 37 people. This is the second year in a row that New York has been named America’s safest big city. How scary is that?

While Mayor Michael Bloomberg was quick to say the report ‘’shows that our innovative efforts to reduce crime and increase New Yorkers’ quality of life are working,” the bigger question is, just what is going on in our other nine biggest cities? Easygoing murder? Robbery as a workaday job? Really bad in and out of marriage spats?

And guess what city among the leading offenders has the highest crime rate? You guessed it: the apparently unruly metropolis of Dallas, where the FBI checks in with about one crime for every 12 people. One in 12 people is involved in a crime within the space of a year? Does that make you scared to go to the mall or what?

Just in case you thought you were living in a city that’s safer than New York, here’s the spooky rundown: San Jose came in second safest. LA came in at number three. San Diego was fourth. Chicago, Philadelphia, Houston, San Antonio and Phoenix followed in that order.

Now, here’s the kicker. On a national basis, violent crime went up by 2.3% last year, but in Gotham violent crimes - including murder, rape, robbery and aggravated assault - fell by 1.9%.

So, in case you’re paranoid about living in a big city, head for New York, where you can feel safer than ever.

Just don’t do two things: Do not, whatever you do, go for a run in Central Park after dark. You can’t run fast enough. And at night stay on the avenues as much as possible and, whatever you do, don’t enter dark tunnels or side streets that give you the creeps just looking at them.

7 Must Know Tips for Passengers with Disabilities- Part 2

Plan Before You Stand!

When you make your reservation, communicate your needs to the airlines. Make plans ahead of time for items such as: oxygen supply for origin, transfer hubs and destination, a porter to help with luggage, and/or a wheelchair to help you move through the airport with ease and with less stress.

All passengers with disabilities should arrive at the airport a minimum of 2 hours early. You should always ask the airlines for a gate pass at the time of check in. Gate (escort) passes are for relatives, companions, or assistants who are not flying but accompanying the passenger to the gate. A gate pass is subject to the airlines discretion. Place identification tags on all checked baggage, carry-ons, equipment, and mobility aids and devices. Remember that your medical equipment, mobility aids and devices are exempt from the 2 carry-on or checked baggage rule.

Passengers should always consult their doctor for the best method of screening. Passengers with a pace-maker, defibrillator or insulin pump should choose the full-body pat-down. Any metal detector could drain the battery in your medical device. If your doctor tells you that your medical equipment cannot go through the x-ray machine or needs special handling, inform the screener and ask for a visual inspection.

There are alternative ways for a passenger to be screened if they do not want to or cannot walk through the walk-through metal detector. When a passenger with a disability approaches a screener, the screener should always be discreet if the person’s disability is discussed and not visible. They should also ask the passenger if they need assistance. The screener should offer all screening methods. They will ask the passenger if he or she prefers to walk through the metal detector, receive a hand-wanding or a full body pat-down. It;s the passenger’s choice. You do not need to disclose your medical condition if you choose to take an alternative screening method. If the passenger walks through the metal detector and it alarms, then the screener will conduct secondary screening using a hand-held metal detector or pat-down.

Ask the screener to change their gloves before undergoing a full-body pat-down or hand-wanding. This will eliminate other people’s germs from spreading. You may ask to sit before, during, and after the screening process if you need to. If you cannot remove your shoes because of your disability, then don’t. Other screening procedures will be performed to clear your shoes through security. Inform the screener of all sensitive areas on your body before undergoing hand-wanding or a pat-down.

At no time during the screening process should a passenger be asked to take off a prosthetic device for screening, nor should a passenger volunteer. Expect an alternative screening procedure, which will include an explosive trace detection test. This will test your prosthetic for explosives and is required by federal law in order for you to proceed to the gate area.

Sometimes screeners need to be able to visually clear a medical device worn on the outside of the body. If this is the case, a private screening should be offered as a requirement by the screener. If this doesn’t happen, the passenger should then request it if they want it. There should always be 2 screeners of the same gender as you (one being a lead or supervisor), you and your family member or companion. Ask for a supervisor or manager if there are only 2 of you going into private screening. You should never be separated from your family member, assistant, or companion when going through the screening process, unless dictated by you. Once your family member has been screened they can offer assistance or directions on the best method for screening if you are not able to communicate it to the screener.

Travel with less stress and be flexible with the changes that come your way with airport security.

Discovering Organic Coffee

Many people have turned to organic fruits and vegetables (and even meats) in recent years, striving to live healthier, longer lives. You may be one of these people. But did you know that organic coffee is now available, too? If you can’t find it at your local health food store, then you can definitely find it online.

How Organic Coffee Differs From Traditional Coffee

The coffee plant has traditionally been grown in the company of shade trees and other food and cash crops. This approach made for healthier soil and prevented water contamination. Unfortunately, many coffee growers have abandoned this approach in favor of larger crops and hence larger profits. However, synthetic pesticides, herbicides and chemical fertilizers have become necessary to maintain these crops, and along with them the taste of the coffee has suffered, the soil has suffered, and no one knows the potential impact they may have on the future health of the coffee consumer.

In addition, the loss of the shade trees has had a direct impact on migratory song birds. While an obvious connection may not immediately come to mind, the relationship has actually been symbiotic. These birds used the shade trees as their habitat as they migrated, and as a result they provided a natural defense against many of the bugs and pests that can ruin a coffee crop. Without them, pesticides must be used to do the job.

Unlike the large, commercial coffee plantations, organic coffees are generally grown on small farms with plenty of shade cover. There are plenty of migratory birds to control insects, and pesticides are unnecessary. In fact, the United States requires that organic coffees be grown on shaded land and be completely chemical free for three consecutive years.

Tips For A Great Cup of Organic Coffee

Whole beans should be used within a week of purchase in order to enjoy the full flavor of the coffee.

Avoid vacuum-packed coffee, even organic vaccum-packed coffee. The process of vacuum packing cannot be done immediately after roasting. The coffee must sit for nearly a week before it can be vacuum-packed. This degrades much of the flavor.

Coffee beans should be stored in an airtight container, not on the shelf in the paper bag you brought them home with from the store. And in order to enjoy the full flavor of the coffee, you should grind only the amount you intend to use just before brewing.

Whole coffee beans that will be stored longer than a week should be placed in an airtight glass container that’s kept in the freezer.

As with any coffee blend, organic or not, grind the beans according to the brewing method you intend to use. Keep in mind that if you grind your beans too fine your coffee may end up bitter and muddy; if you don’t grind them enough, your coffee may end up flavorless.

Often overlooked, many people consider the most important step toward a good cup of coffee to be the proportion of water to coffee. Experts recommend 2 tablespoons for every 6 ounces of water.

In Conclusion

While you will pay more for organic coffee, just as you’ll generally pay more for organic fruits and vegetables, choosing organic coffee promotes the environment, the health of the coffee grower, and your health, too. Just as important for coffee drinkers everywhere: organic coffee tastes as good if not better than non-organic coffee.

This morning, I was contemplating the question of how many ezines (electronic magazines) were currently in circulation. So, I tried to do a bit of detective work.

* Newsletter Access (http://www.newsletteraccess.com/) has nearly 10,000 ezines listed in their database.

* PubList.com shows 150k in their database.

* The ISSN (International Standard Serial Number) database has so far registered more than one million periodicals, many of those being in the electronic format. (http://www.issn.org/)

No matter which set of numbers you follow, there are a lot of ezines competing with your ezine for the same set of readers.

With so much competition in the marketplace for ezine subscribers, it is imperative for us to learn how to develop a loyal following among our own subscribers. In this article, I examine a three ezines that are excelling in the marketplace and building a large and loyal following of readers. I will also look at three reasons why these three e-zines are doing so well.

The Electronic Newsletters That We Will Review…

Most patients of hyperacusis suffer from inner ear aches, ear pressure and bad headaches when their surroundings become too noisy to handle. This extra sensitive hearing condition causes many problems in the lives of people who unfortunately end up with it. Some of these are problems in relationships, family, social life and professional lives.

So as a patient of hyperacusis, life is not easy to cope with as things can get really noisy and painful. Also worth mentioning is that currently doctors have a very limited knowledge and understanding of this condition. This alone can make hyperacusis patients feel alone when in their struggle with this rare condition.

Disney Cruise Ports of Call

While the Disney cruise ships themselves are a fabulous vacation destination, they are also a floating ‘Fantasyland’, traveling to beautiful and exotic ports of call. If you can manage to tear yourself away from the activities and amenities of the Disney cruise ships for a few hours, many wonderful adventures await you when the ship docks.

The Disney Wonder departs each Sunday from Port Canaveral for a 4 night cruise, and again each Thursday for a 3 night cruise. Both itineraries include stops at Nassau, Bahamas and Castaway Cay, Disney’s own private island paradise. The 4 night cruise also includes either one day at sea, or an additional stop at Freeport, Bahamas.

The Disney Magic departs from Port Canaveral each Saturday for a 7 night cruise, and it alternates between cruising the eastern Caribbean and the western Caribbean. The Eastern Caribbean cruise includes stops at St. Thomas/St. John, St. Maarten and Castaway Cay, while the Western Caribbean itinerary includes stops at Key West. Cozumel, Grand Caymen and Castaway Cay.

This summer of 2007. The Disney Magic has departed from its usual journey around the Caribbean, and instead has traveled across the Atlantic to cruise the Mediterranean for the summer months. It is departing from Barcelona, Spain for 10 and 11 night cruises to beautiful cities on the Mediterranean, with stops in Italy, France, Spain and Sicily. Next summer, the Disney Magic will travel through the Panama Canal to spend the summer on the Mexican Riviera, with stops at Cabo San Lucas, Puerto Vallerta and Mazatlan.

Beware that the passport rules for American travelers have changed, and may or may not affect your travel plans. As of today, passports are required for all travel across borders by air - including Mexico, the Bahamas and the Caribbean, but not for travelers who arrive by cruise ship. They are planning to make passports required for cruise ship travelers soon - perhaps as early as January, so be sure to keep posted as to the rules. Even when passports are not required, having one certainly makes disembarking much quicker, and the wait for passports is extremely long due to the changing rules, so if you need a passport, be sure to apply sooner rather than later.
