How To Find The Right International Cell Phone For You

Having an international cell phone with you while traveling abroad can make things much easier - you can be instantly contactable, either with the folks back home, or to deal with your trip plans and reservations as you travel.

However, if you research on the Internet it can be a little overwhelming with the different options available.

In truth you really only have 3 main options with international cell phones, and the major factor that will affect your decision is whether you want the easiest and most convenient option, or the option that has the cheapest call rates, because you can only have one or the other.

1. Check if you can use your own cell phone

If you have the right type of cell phone, you may be able to use it when you travel abroad. If you are unsure then your carrier should be able to tell you. The advantage of taking your own cell phone is that you will keep your own number so it will be easy for friends to call you. However, using your own cell phone can be more expensive due to roaming charges (the extra charge added for routing the call abroad).

Conclusion - potentially this offers the greatest convenience but be prepared that your calls will cost you more. The most likely outcome will be that your carrier does not offer an international service, or if they do, you do not own the right type of handset.

2. Rent an international cell phone

If you cannot use your own cell phone abroad then you can rent an international cell phone that will work, just for the period of your trip. The cost of the calls will vary, depending on what type of SIM card the rental phone uses. If it uses a global SIM card then your calls will be higher priced, but if you are traveling to a number of countries you will keep the same number. If it uses a local SIM card your calls will be cheaper, but you will need a different local SIM card for each country you plan to visit.

Conclusion - rental sounds like a good idea, but you can now buy your own second cell phone, just for traveling, for the same price as one or two weeks’ rental charges, so that might be a more cost efficient option for you.

3. Buy your own international cell phone

The cost to buy your own second cell phone, just for international travel, has now come within the reach of all travelers. As with renting an international cell phone, the cost of your calls will depend on what type of SIM card your phone uses. If you use a global SIM card, you will keep the same number in every country but your call charges will be a little higher. If you use local SIM cards you will get cheaper calls but have to buy a different one for each country you visit in the future - this can start to get expensive if you are a frequent traveler.

Conclusion - If you cannot use your own cell phone, buying a second one is generally more cost effective than renting every time. If you want a system that is easy to use then a global SIM card will be the best for you. If you bottom line is cheaper calls, and you are happy to put in a bit of effort to get them, then buy and phone and use local SIM cards (but don’t overlook the cost to buy each individual SIM card when you do your price analysis).

The Top 12 Commercial Mortgage Loan Problems To Avoid

This article describes 12 recurring commercial mortgage problems that commercial borrowers and their advisors need to anticipate before it is too late. The following problems are common in traditional bank commercial real estate loans and should be avoided if feasible (special circumstances will periodically make some of these terms unavoidable).

Key Problem Number 1:
Tax Returns versus Stated Income

Most traditional banks will require several years of tax returns in order to qualify for a commercial real estate loan. The alternative is to use a Stated Income Lender that does not verify personal income or assets. Many borrowers will simply not qualify for a commercial mortgage loan if tax returns are used due to high business expenses (and low net income). Many lenders using tax returns will also continue to verify income after the loan closes. Stated Income Lenders will not engage in this practice.

Key Problem Number 2:
Special Purpose Properties

It is becoming increasingly difficult to get commercial loans for special purpose properties. Properties that do not fall in the categories of apartments or retail/office buildings are often placed in this special purpose classification. This means that business acquisition loans for commercial properties such as restaurants/bars and auto service businesses are frequently hard to find. Commercial financing will be even more difficult to locate for such specialized properties as churches, funeral homes, nursing homes and assisted living facilities.

Key Problem Number 3:
Recall/balloon features

These terms are used by many banks to effectively shorten most business acquisition loans to 3-7 years.

Key Problem Number 4:
Short-term loans (less than fifteen years)

15-40 Year Commercial Property Loans without recall/balloon features are available.

Key Problem Number 5:
Up-front Commitment fees

Under most circumstances, commercial borrowers should not pay such a fee. Please note that processing/retainer fees are not included in this discussion of commitment fees. Processing/retainer fees should be viewed as an acceptable and standard business practice when dealing with commercial loans.

Key Problem Number 6:
Business Plans

Under most circumstances, commercial borrowers should not use a lender that requires a business plan.

Key Problem Number 7:
Cross-collateralization

Commercial borrowers should not be required to use their personal assets as collateral for a commercial property loan.

Key Problem Number 8:
Sourcing and seasoning assets. Seasoning of ownership.

This particular problem will not be relevant to all business borrowers. However, if it is relevant, you should seek out a lender without sourcing and seasoning requirements or limitations. Most banks have strict guidelines for sourcing and seasoning of assets or ownership to qualify for commercial real estate loans. For a purchase, commercial lenders will frequently want documentation about where the down payment is coming from (sourcing). Commercial lenders will also frequently have very specific requirements stipulating that the funds must have been in a specific account for a specific period of time, often 3-6 months or longer (seasoning). Seasoning of ownership is similar to seasoning of funds, except this requirement involves the minimum time someone has owned a commercial property before they can refinance the property.

Key Problem Number 9:
Requirement to sign IRS Form 4506

IRS Form 4506 authorizes the lender to obtain a borrower’s tax returns directly from the IRS. This form is routinely required by most traditional banks and many other commercial lenders for a business acquisition loan. Commercial borrowers using a Stated Income Lender with Limited Documentation Requirements will avoid this requirement.

Key Problem Number 10:
Debt Service Coverage Ratio (DSCR) in excess of 1.2 for a business acquisition loan

The most flexible approach to DSCR for a commercial property loan will require a DSCR in the range of 1 to 1.2, with exceptions permitting a DSCR less than 1.

Key Problem Number 11:
Minimum commercial property loan size that is too high for your commercial mortgage needs.

It is not unusual to encounter a minimum commercial loan requirement of $500,000 to $1,000,000.

Key Problem Number 12:
Excessive length of the commercial real estate loan process

Many traditional banks require three to nine months to close a commercial mortgage. A more action-oriented commercial lender will close a commercial mortgage loan in 45 to 60 days.

Healthy Dinner Recipes: Shopping Tips

We all know that when we’re doing some grocery shopping, it can be extremely hard to find the right food for your healthy dinner recipes. Here are some tips you can keep in mind the next time you find yourself in the grocery.

1. Shop in the Natural Health Food section of the supermarket to find better food choices. Always select the organic products whenever they are available.

2. Start in the fresh food section of the supermarket. In fact if you shop around the perimeter of the store you will end up making healthier food choices.

3. Because vegetables lose their vitamins and other nutrients very rapidly, buy only the freshest ones.

4. Quick frozen vegetables can be more nutritious than ‘fresh’ ones that have been on the store shelves for a few days.

5. Stay away from the canned goods whose contents are preserved in brine, oil or syrup. Go with those packed in water, but pay attention to the amount of salt or sodium in them.

6. Learn to read the product labels. Be on the lookout for terms like “hydrogenated” and “partially hydrogenated”. The earlier it appears on the list the higher the amount or portion of trans fatty acids there are in the product.

7. Try to buy skinless chicken and turkey. If you do buy one with skin, make sure that you remove the skin prior to cooking. If you are buying beef, only buy the leaner cuts.

8. Since calcium is essential for your body, consume adequate amounts of dairy products or go with calcium-enriched beverages.

9. Keep the sugar content low when selecting products, being especially careful with dairy and drinks.

10. Avoid white flour based products like bread, bagels and spaghetti. Instead introduce in your diet the whole grain versions of these products.

11. Finding healthy snacks can be difficult. Watch out for the partially hydrogenated oils and sugar used in the coatings. There are protein bars and healthy varieties of snacks available in the health food section.

12. Fruits are high in vitamin C. Eat more melons such as cantaloupe if you are trying to lower your calories. Cantaloupe is not only high in vitamin C, but has plenty of beta-carotene that helps defend against diseases such as cancer.

13. For frozen dinners, buy the ones with low cholesterol, sodium and fat.

14. Don’t go to the grocery store without a list, or if you are hungry. Being prepared with a list of food items will help guarantee that you’ll end up with more healthy choices than if you buy on the impulses of a growling stomach.

Keep these tips in mind whenever you are shopping for food. Grocery stores are full of healthy products for your dinner recipes; you just need to know which ones they are, and make a conscious effort to avoid the unhealthy ones.

Will & Grace (Season 3) DVD Review

Premiering in the Fall of 1998, Will & Grace has become one of the most celebrated shows of its time. Nominated for 49 Emmys, and winner of 12 (including Outstanding Comedy Series in 2000), the show follows the lives of two best friends who live together. With a plethora of other award nominations - 24 Golden Globes, 14 SAG Awards, and 6 People’s Choice Awards, Will & Grace continues to light up the small screen with its unique brand of comic humor and groundbreaking sitcom format…

Debra Messing stars in the role of Grace Adler, a straight interior designer who moves into an apartment with her best friend Will (Eric McCormack). Friends since college, Will is a successful lawyer who also happens to be gay (thus, keeping their relationship from becoming a permanent romantic one). Having dated before Will came out of the closet, the two maintain a more intimate relationship than mere casual friends. The comic sequences involving the two are complimented by Will’s flamboyantly gay friend Jack McFarland (Sean Hayes) and Grace’s sarcastic, alcoholic assistant Karen Walker (Megan Mullally)…

Federal Resumes - 10 Tips For Success

Applying for A federal job requires you to take a different approach and adhere to a different set of rules and techniques. Unlike private sector recruitment, the procedures followed in federal recruitment goes by certain criteria and rules. The basic idea here is to provide every applicant an equal opportunity. Of late, the OF-612 form, or Federal Resume, is the accepted resume form for federal jobs. Here are 10 key tips to writing a Federal Resume that works:

1. Don’t forget to include information specific to the job as advertised. Information such as the job number, grade and title of the jobs you are interested in applying for.

2. Include personal information such as your full name, mailing address with ZIP code, any phone numbers, Social Security Number, reinstatement eligibility and civilian grade, including the job series and dates that you held the previous position.

3. Write your educational qualifications in chronological order, starting from high school to college. Include the name and city of each institution, and the type and year of diploma/degree received. Don’t forget to highlight the grades that you received and any awards. Make detailed descriptions in the KSA.

4. You must specifically mention the major subjects and total credits you have earned. While writing these points, you may be tempted to make use of bullet points - however, while these work well for resumes targeting civilian positions, they may not be well received when applying for federal jobs.

5. You should explain things in great detail. The underlying reason for this is that education counts a lot more in federal recruitment than in the private sector. Therefore, you should use this format to show (read: market) how well you qualify for the job through your education.

6. Even if your education does not exactly match the qualifications as advertised, you can still qualify through equivalent experience. In this case, you can get over this hurdle by explicitly spelling out your previous experience and how it relates to the job at hand.

7. Federal Resumes are not scanned by machines in most cases, which in itself must be a welcome relief. Since your resume will most likely be read by an actual, live human, make sure that you make the most of it by being as descriptive as possible.

8. If you have previous work experience having relevance to the job in question, include it with full details. Give the telephone numbers of employers, position(s) you held, numbers of hours per week and salary. Writing your accomplishments and duties (to a lesser extent) is important. You should also indicate whether it is OK to contact the previous employer.

9. Don’t forget to write about any other qualifications that may be even slightly related to the job. Explain why you think they are similar by giving concrete such as software used, etc. Memberships, certificates or awards also count heavily in federal job applications.

10. Don’t forget to enclose the KSA and mention it in the resume. Avoid the KSA becoming a verbatim copy of your resume. Write the KSA in your own style, without borrowing from samples and use lots of examples to justify your application. Always type your full name and sign it.

The bottom line here is that you cannot follow the same rules for federal resumes as for civilian ones. By following the tips above, and writing your KSA’s descriptively and succinctly, you will be well on your way to landing that federal job.

Hair Growth Inhibitors - Just A Scam?

A scam is a dishonest attempt to get you to part with your money by making exaggerated claims or by failing to deliver the goods promised.

As there is such a huge demand for convenient hair removal methods, the entry on the market some years ago of solutions known as hair inhibitors, which claim to slow down or even permanently stop hair growth, were welcomed by many.

However, due to dubious claims and many disappointed customers in some cases, the shouts of “SCAM!” can be heard on some web site forums.

Are these accusations justified? Just what is the truth about hair inhibitors?

I have been marketing hair inhibitors now for some years and can provide some honest answers.

First, it is important to do a little checking on the company promoting the product and see if there are any negative comments on the internet. Usually just entering the name of the product or the company along with the word “scam” or “complaints” in Google will give you an indication.

There are claims in some places that hair inhibitors can result in permanent hair removal. Personally, I would not say this is common. Perhaps in some instances this may be the case, but electrolysis and laser hair removal seem to be the only permanent hair removal methods currently available. Even then, results can vary from person to person and there can be regrowth in some cases.

It does seem however that hair inhibitors can slow down the rate of hair growth if used after each hair removal session. They work best with hair removal methods that take hair out by the root, such as waxing, sugaring, tweezing or threading. The enzymes in the product can get into the hair follicle and affect the rate and texture of regrowth so hair removal sessions are not so frequent and they become easier as the hair that regrows is often finer.

Amino Acids And Tourettes

There are research studies being conducted to determine exactly what the links are between Tourettes and amino acids in treatment. Many studies are being conducted to see what causes Tourettes, however this study differs because it attempts to determine the effects on the treatment of Tourettes instead of focusing on curing Tourettes.

Amino acids are a form of dietary supplement that is anticipated from research to help reduce the symptoms of Tourettes. Many suffer from very severe forms of the disorder, so any relief possible for them is always a great step in the correct direction to assist them in achieving a much better quality of life. While amino acids are certainly not the only treatment option, they are being considered more now than before.

Tourettes is a disorder that is classified by the presence of numerous tics in the body, both motor or physical and vocal tics. Many adults and children alike have problems adjusting to the disorder and treatment options are very limited currently. With nothing truly able to control the symptoms it become a matter of controlling as many aspects as possible until complete control can be realized.

Most occurrences of Tourettes are diagnosed in childhood, with the most severe symptoms being present in childhood as well. Very few adults have as extensive problems with Tourettes as they did as a child, however there are some adults who do have serious complications with the disorder as an adult and are forced to seek what would previously been considered radical treatments.

With new studies being conducted constantly there have been studies into the effects of Candida albicans yeast on the symptoms, by reducing the yeast many are seeing a decrease in the symptoms. Also considered is treatment using amino acids. The treatment using amino acids is a nutritional treatment that focuses on giving the body more nutrients in order to help reduce the symptoms associated with Tourettes.

While there are no clear studies indicating that those who suffer from Tourettes are also suffering from low levels of amino acids, there is reason to believe that an increase in amino acids is able to reduce some symptoms. There are still many questions regarding the exact effects of amino acids; however, the research shows great promise in being very effective.

5-hydroxtryptophan is the main amino acid used to help in the treatment of Tourettes. This is not the first time this particular amino acid has been considered in research for mental and chemical disorders. The amino acid has also been used to treat other disorders such as Schizophrenia, Down’s syndrome, PMDD or Premenstrual Dysphoric Disorder, and SAD or Seasonal Affective Disorder. The range of disorders attempted to treat with the amino acid is starting to grow and there have been several signs that it is helping.

The long term effects of using 5-hydroxtryptophan are still unknown, since the research has only been conducted in the last few years, but the studies are continuing and research will continue to grow and help educate those suffering from the disorders. Studies have shown so far that as much as 70% of the 5-hydroxtryptophan in an oral dose is actually absorbed into the blood stream.

As technology and medical research improves, this number should be able to improve. As the percentage of absorbed amino acid is improved, it allows the dosage either to be better adjusted, or modified, as the symptoms require. As a treatment for Tourettes it is still considered experimental but with the studies growing older, treatment methods improving and dosage requirements tightening it seems very promising that those suffering from extreme Tourettes symptoms will be able to experience improvement in the quality of life.

While treatment options continue to unfold, many do encourage the more natural forms of treatment that are being researched such as the use of amino acids in treating the emotional and mental disorders. While there is no clear indication of a timeline for when the treatment will be fully out of the experimental phase, and when it will yield positive results for all, it is showing great signs of promise in assisting many with Tourettes the ability to lead a much more peaceful and simple life.

5-hydroxtryptophan itself is a product from the African Griffonia Simplicifolia plant, specifically the seeds of the plant. The amino acid is extracted using an alcohol process that leaves the acid with an oily solid appearance that must be refined in order to be transformed into the dry solid that is capable of being used in pill form. The amino acid itself is dispensed either as a tablet, or in the form of a capsule both of which require the dry form in order to be most effective.

Most 5-hydroxytryptophan tablets or capsules are distributed in either 25, 50, or 100 mg dosages depending upon the exact needs of the patient. This allows doctors great flexibility in determining the appropriate dosage for each patient based upon their symptoms, as well as age, weight, gender and other factors that are important in selecting the most effective dosage.

It has also been suggested that the use of 5-hydroxytryptophan is able to produce elevated levels of Serotonin levels. Serotonin is a chemical found in the brain, which is directly linked to the functions of the body and can have a great amount of impact on such basic survival issues as sleep, mood, aggression, temperature, sexual behavior, anxiety, and pain sensation. As you can see the benefits of the treatment seem to out weight any possible adverse side effects, but they are still important to note.

Some of the most common side effects of the amino acid treatments include mild nausea, flatulence, and other gastrointestinal disturbances. Differences Between Canadian And American Football

American and Canadian football both descended from rugby and began in Canada as a game played between British soldiers garrisoned in Montreal. The soldiers played a series of games against students at McGill University. McGill played several games against Harvard in 1874 and a tradition was born. Despite their mutual origins, the Canadian and the American game developed differently and now have substantially different rules and regulations.

The biggest difference between Canadian and American football is the size of the playing field. In Canada, football fields are 110 yards long and 65 yards wide. In America football fields are 100 yards long and 53 and 1/3 yards wide. The goal posts in Canadian football are placed at the front, rather than the back of the end zone which is also deeper in Canadian football than American.

Canadian football teams have twelve players as opposed to the eleven on American teams. Because the same number of players is required at the line of scrimmage in both games, this results in an extra backfield player on Canadian teams. This means that the typical Canadian offensive setup has two slot backs instead of a tight end and on defense, two defensive halfbacks and one safety instead of two safeties as is typical in the American game.

Another difference between the two games is the number of downs. Instead of four as in the American game, Canadian football has three. This results in a more pass and kick oriented game since there are fewer downs available for short-yardage running plays. The kicking rules are also slightly different with the kicker being able to recover and advance his own kick. For this reason, kicking is a much more integral part of Canadian football than American.

The biggest difference between the kicking rules in the two games is that there is no fair catch rule in Canadian football. In American football, if a kick returner thinks he will not be able to advance the ball after recovery, he can signal for a fair catch and be immune from contact. In Canadian football no player on the kicking team except the kicker and any players behind him on the field may ever be within 5 yards of the ball unless it has been touched by an opponent. Also, in Canadian football any kick that goes into the end zone is a live ball, except for successful field goals.

There are other minor differences as well including scoring, motion and time rules but they are not as significant as the major differences noted here.
